All systems include structural warranties: 10–15 years for frames, 5–10 years for panels/roofs, 5 years for windows/doors. Regular maintenance (roof checks, seal inspections, gutter cleaning) extends lifespan significantly.

Do I need planning permission for a modular office?

It depends on location, size, use, and duration:

  • Temporary (under 28 days): Usually no planning required for construction sites
  • Commercial/Industrial land: Often permitted development (check with local authority)
  • Residential garden offices: Permitted development if under 2.5m height (within 2m of boundary) or 4m otherwise, and under 50% garden coverage
  • Permanent commercial buildings: Usually require full planning permission
  • Listed buildings / conservation areas: Always check with planning authority

Prices include: manufacture, delivery, installation, electrical connection, and interior fit-out. Excludes: groundworks/foundations (typically £500–£1,500), planning fees (if required), and furniture. Volume discounts available for multiple units (up to 40% off for large orders).

Can modular offices be relocated?

Yes — but relocatability depends on the construction system:

  • ISO Frame Temporary: Fully relocatable — designed for multiple moves (bolted construction, no permanent fixings)
  • Container Conversion: Fully relocatable (standard ISO container, crane-liftable)
  • ISO Frame Permanent: Relocatable but not recommended (welded joints, permanent services)
  • Bespoke Modular: Not relocatable (permanent foundations, integrated services)
  • Luxury Lodges: Not relocatable (permanent chassis, integrated utilities)

Relocation costs for temporary units: £1,500–£5,000 depending on size, distance, and crane access. We can handle the full relocation process including disconnection, transport, and reinstallation.

  • Capital Purchase: Standard payment terms: 40% deposit, 55% before delivery, 5% within 14 days of handover.
