How long does a container conversion take to build and deliver?

Standard container conversions (offices, workshops, retail units and studios) have a lead time of 4–6 weeks from order confirmation to delivery. Container homes and annexes with full kitchen, bathroom and residential fit-out typically take 4–8 weeks. All units are factory-built at our UK facility, which means faster build times, better quality control and minimal on-site disruption. Delivery and installation is typically completed in 1–3 days once on site.

Do I need planning permission for a shipping container conversion?

Planning permission requirements depend on the intended use, location and duration of installation. Temporary structures used for less than 28 days per year on agricultural or commercial land may not require planning permission under Permitted Development Rights. Permanent residential annexes, holiday lets and commercial premises will typically require full planning permission. We recommend consulting your local planning authority before proceeding. What sizes of shipping container conversions are available?

We work with standard ISO shipping container sizes: 10ft (3.0m × 2.4m, ~6.5m²), 20ft (6.1m × 2.4m, ~13.5m²) and 40ft (12.2m × 2.4m, ~28m²). We also offer High Cube variants (2.9m external height, ~2.5m internal after fit-out) for additional headroom. For larger spaces, multiple containers can be linked side-by-side or end-to-end to create open-plan offices, retail units, homes and multi-room layouts. Custom widths and heights are available on bespoke projects.

Are container conversions well insulated and energy efficient?

Yes. All KC Modular Buildings container conversions are fully insulated to Part L 2021 standards. Walls use 150mm KINGSPAN QuadCore panels (U=0.16 W/m²K), roofs use 200mm PIR insulation (U=0.11 W/m²K) and floors use 150mm PIR Thermano Deck (U=0.13 W/m²K). Windows are triple-glazed aluminium (U=0.5–0.7 W/m²K) with 42 dB noise reduction. Heating and cooling is provided by a Fujitsu air-air heat pump (SCOP 4.5) with MVHR ventilation as standard. Residential units achieve an A/A++ energy rating.

Can container conversions be relocated after installation?

Yes. One of the key advantages of shipping container conversions is that they are fully relocatable. Unlike traditional construction, container buildings can be lifted by HIAB crane or forklift, transported on a standard flatbed lorry and reinstalled at a new location. This makes them ideal for temporary sites, growing businesses, event spaces and phased developments where flexibility is important. What foundation is required for a container conversion?

Container conversions require minimal foundation work compared to traditional buildings. The most common options are screw pile foundations (installed in hours, no concrete required, fully reversible) and concrete pad or strip foundations (for permanent installations). For temporary or short-term use, containers can be placed on compacted hardcore or railway sleepers with levelling pads. Average foundation costs are typically under £1,000 for a single unit. Do you deliver and install container conversions across the whole UK?

Yes. KC Modular Buildings delivers and installs container conversions across England, Wales and Scotland as standard. Delivery to Northern Ireland, Scottish islands and other UK islands is available by quotation, subject to ferry and logistics arrangements. For larger bespoke projects, we also deliver to mainland Europe. There are no fixed regional exclusions — feasibility is assessed based on access, ground conditions and programme flexibility. What warranty do container conversions come with?

All KC Modular Buildings container conversions include a comprehensive warranty package: 10–15 years structural warranty on the steel frame; 5–10 years on panels and roof; 5 years on windows and doors; 12–24 months on internal workmanship; and 25 years on GEBERIT sanitary systems (where fitted). Can I buy or hire a container conversion?

Yes. KC Modular Buildings offers both outright purchase and hire / hire-to-buy options on container conversions. Outright purchase payment terms are 40% deposit, 55% before delivery, 5% within 14 days. Hire options are available for short-term and long-term requirements, particularly for construction welfare, temporary offices and event spaces. How long do shipping container conversions last?

Shipping container conversions have a structural lifespan of 50+ years when properly maintained. The Corten steel shell is designed to withstand extreme weather and heavy use. With our full insulation, cladding and interior fit-out, container conversions are protected from corrosion and condensation, significantly extending their working life. Regular maintenance (annual inspection, repainting of exposed steel, sealant checks) will ensure your container conversion remains in excellent condition for decades.

Are container conversions suitable for residential use in the UK?

Yes. Container conversions are increasingly used for residential purposes in the UK, including garden annexes, holiday lets, glamping pods, staff accommodation and modular homes. For permanent residential use, units must comply with Building Regulations Parts L, B, M and F, and planning permission will typically be required.
